Our proposal for Yantai aims to optimize the benefits increasing land value for the development of the former Harbor area. The key point is to make a plan which will provide sufficient flexibility to be able to adjust to the different market conditions to be able to construct a coherent whole over the next few decades. We proposed a model of city which has proved to be successful over the centuries: the gridded city. By selecting an adequate grid structure we ensure that the future Yantai will attract the future investments into a coherent fabric which will bring together different activities, cultures and ages. We have based our fabric in a squared block of approximately 4Ha, which is an intermediate between the large scale grid of the Soviet Grid, and the scale of the Barcelona Grid. In the North downtown, research and residential clusters on the south face of Zhifu Island and Pier 1 developments, we have decreased the size of the plots to 1Ha, to account for higher densities or more intense pedestrian flow.
